Cherry Tree Cottage – Booking Terms and Conditions

Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain further and avoid any misunderstandings.

1. Booking and Payment

1.1 A contract between you (the lead booker) and the owner will come into existence when the deposit or full payment is received and a booking confirmation is issued showing the confirmed holiday dates.

1.2 The deposit or full payment must be made within 2 days of placing your booking. Failure to pay within this timeframe may result in the booking being cancelled and the dates released.

1.3 The contract binds you and all members of your party. It is your responsibility to ensure that everyone in your group has read and accepted these terms and conditions. Failure to disclose relevant information or comply with these terms may result in the booking being cancelled without refund.

1.4 We require the names, ages, and contact details of all guests.

1.5 A deposit of 25% of the total holiday cost is payable at the time of booking.

1.6 Bookings made less than 6 weeks before arrival must be paid in full.

1.7 The remaining balance is due 6 weeks before arrival. If payment is not received by this date, your booking will be treated as cancelled.

2. Cancellations by You

2.1 All cancellations must be notified in writing. Once received, we will confirm the cancellation in writing.

2.2 The following charges will apply depending on when notice of cancellation is given:

6 - 5 weeks 40% of total booking cost

5 - 4 weeks 50% of total booking cost

4 - 3 weeks 60% of total booking cost

3 - 2 weeks 85% of total booking cost

Less than 2 weeks 100% of total booking cost

We understand that plans can change and will always do our best to re-let the property (see clause 2.3)

2.3 If we successfully rebook the cancelled dates, we will refund the total amount paid less a 5% booking fee and any difference in price between your booking and the replacement.

2.4 We strongly recommend taking out comprehensive travel insurance. If you choose not to, you accept responsibility for any loss you may incur due to cancellation.

3. Cancellations by the Owner

3.1 If your booking must be cancelled due to circumstances beyond our reasonable control (including but not limited to severe weather, utility failure, fire, flood, or other unforeseen events), we will notify you as soon as possible and provide a full refund of all payments made.

We shall not be liable for any failure to perform our obligations where such failure is due to events beyond our reasonable control. Our liability in all cases will be limited to the total amount paid for the booking.

3.2 If government restrictions or local lockdowns prevent travel or require the property to close, you will be refunded in full.

4. Occupancy

4.1 The maximum number of guests permitted is 3 persons, and only those listed on the booking form may stay overnight.

4.2 No extra overnight visitors are allowed.

4.3 Bookings cannot be accepted from persons under 18 years of age.

4.4 We reserve the right to refuse a booking where we believe it may not be suitable for the property (for example, group size, composition, or intended use), in such cases, a full refund will be issued.

5. Arrival and Departure

5.1 Check-in: from 3:00pm on the day of arrival
5.2 Check-out: by 10:00am on the day of departure

Failure to vacate by 10:00am may result in an additional day’s rental being charged.

5.3 Please leave the property clean and tidy, empty bins, and wash any dishes before departure. We reserve the right to charge for additional cleaning where the property is left in an unreasonable condition.

6. Use of Property

6.1 The property must only be used for the purpose of a holiday and not for parties or events.

6.2 The cottage is a single-storey property, however due to its layout and fire safety considerations it may not be suitable for guests with significant mobility limitations.

Guests are responsible for ensuring that the property is suitable for their individual needs prior to booking. If you have any specific requirements, please contact us before booking and we will be happy to advise.

6.3 Smoking and vaping are strictly prohibited inside the property. Breach of this rule may result in immediate termination of occupancy and forfeiture of all payments, along with any associated cleaning or damage costs.

7. Pets

7.1 We welcome one large/medium breed dog or two small breed dogs (no other pets). If you are unsure about the size please email us before booking for clarification.

7.2 Dogs must be pre-booked (£15 per stay).

7.3 To help us keep the cottage in great condition please keep dogs off beds, clean muddy paws using the outside tap and the dog towels provided, and never leave dogs unattended in the property.

7.4 Guests must clean up after their pet and remove any waste from the garden .

7.5 If excessive pet hair, mess, or uncollected waste requires additional cleaning a £50 fee will apply.

7.6 You are liable for any damage caused by your pet.

8. Damage Deposit and Breakages

8.1 The holidaymaker should make every effort to keep the property, fixtures and fittings and all contents in the same state of repair and condition as at the start of the holiday.

8.2 Any accidental damage or breakages should be reported to the property owner (or their representative) prior to departure.

8.3 We reserve the right to charge for damage, breakages, or excessive cleaning. Any charges will be reasonable, evidenced, and communicated within 7 days of departure.

8.4 In the rare cases of serious damage resulting in the owner having to cancel or refund subsequent bookings, we reserve the right to seek reasonable compensation for any proven loss of income resulting directly from such damage.

9. House Rules

  • Do not move furniture between rooms or take indoor furnishings or bedlinen outside.

  • Please remove muddy shoes before entering the house.

  • Lock doors and close windows when leaving the property unoccupied.

  • Turn off lights, heating, and appliances when not in use.

  • Do not use bathroom towels for the beach.

  • Return all keys at the end of your stay – lost keys will incur a replacement charge.

  • All inventory must remain in the property.

  • Parking is limited to two vehicles in the designated area.

  • Please keep noise to a minimum between 11:00pm and 8:00am.

  • Fireworks, Chinese lanterns, firepits, candles, and portable barbecues are prohibited.

10. Liability

10.1 While we will always aim to resolve any issues as quickly as possible. We shall not be liable for loss or damage to personal belongings, or for temporary failure of services or equipment, unless caused by our negligence.

10.2 You are responsible for the supervision of all members of your party under the age of 18 at all times.

10.3 We reserve the right to access the property at reasonable times for essential maintenance, inspection, or in case of emergency.

10.4 While WiFi and utilities are provided, we cannot guarantee uninterrupted service due to factors beyond our control and temporary interruptions will not be grounds for compensation.

11. Electric Vehicle Charging

11.1 Domestic electric vehicle chargers (commonly known as ‘granny chargers’ or ‘trickle chargers’) are not suitable and are strictly forbidden. The nearest public EV charging points are located in Bridlington.

11.2 You are liable for any damage or loss suffered due to unauthorised use.

12. Complaints

12.1 Any problem or complaint must be reported immediately during your stay to allow us the opportunity to resolve it.

12.2 We may not be able to consider complaints raised after departure if we were not given the opportunity to resolve them during your stay.

13. Conduct

13.1 We reserve the right to terminate your rental agreement with immediate effect if the unreasonable behaviour of any guest may impair the comfort, health, or enjoyment of others.

13.2 In such cases, you will be asked to leave the property without any refund.

14. Lost Property

We cannot accept responsibility for items left behind. However, we will make reasonable efforts to return any items found, with postage costs to be covered by the guest.

15. Respect for the Property

Cherry Tree Cottage is privately owned and is our home. We expect guests to enjoy it and to treat it with the same care and respect as they would their own home.
